How do you find the best recommended estate agents in your area?
Choosing the best estate agents in your area can seem a little daunting. It’s an important decision as not all estate agents are the same and some local estate agents will be more effective than others at getting the outcome you’re looking for with the sale of your property.
How do you choose the best estate agents?
Let’s take a look at what factors come into play when choosing estate agents in your local area.
1. Traditional or online estate agents?
In this day and age there are two types of estate agents: traditional full-service estate agents and online agencies.
Being a traditional full-service estate agency ourselves, we highly recommend choosing estate agents that have brick and mortar offices over online agencies.
Working with traditional estate agents means that the whole process of selling your home is taken care of, from the marketing, to the viewings and the all important paperwork – it’s a 100% done for you service.
Plus you have access to real people who can help and advise you, and if things get difficult (perhaps with a tricky chain) they can use their experience to help you navigate to your desired outcome.
2. Make a shortlist of estate agents
Head over to Google and search for estate agents in your local area.
Create a shortlist of three recommended estate agents and dive into their websites. Have a look at the kinds of properties they’re marketing and see whether their ethos matches what you are looking for. Also take a look at their Rightmove page and see if it’s well maintained and also how many properties they have on their books.
We’d also recommend taking a stroll down your local high-street. Which agent catches your eye? Which one has smart and appealing window displays?
3. Are they well recommended?
This step is really important. Are these estate agents you’ve shortlisted recommended? Chat to friends and work colleagues. Who have they used in the local area and who would they recommend. Google reviews are also another great source of information, so take a look and see which estate agent is being recommended highly by their clients.
4. Contact them
Once you’re happy with your shortlist of recommended estate agents, pick up the phone and make contact to request an appointment.
When they come to see you how do they respond to your questions? Do they seem passionate about selling your property and obtaining the best price for you?
5. Obtaining valuations
When the estate agent comes to your property, were they on time, professional and knowledgeable? Did they seem to have a solid understanding of the local market and how do they justify the valuation they’ve provided you with?
If you’re surprised by a valuation be open and ask the estate agent to justify their thinking. They may be privy to information that the other estate agents on your shortlist aren’t.
It’s also really important to ask the estate agent to show you examples of similar properties in the area and to find out what prices were obtained for these when they sold.
6. Estate agent fees
Estate agent fees are usually a percentage of the total sale price. There can be additional fees for advertising (for example photography), but a good, reputable agent will explain all of these (if they aren’t included) before you engage them.
7. Work together as a team
Once you’ve made the important decision of which recommended estate agent to instruct, let them know the good news! From here they will start the process of putting your property on the market.

Contact one of our offices to arrange for one of our experienced valuers to carry out a free without obligation market appraisal. At this time we will ask you for details about your property, improvements you have carried out, where you are hoping to move and timescales that you are working to. We have access to data through Rightmove, Zoopla and the Land Registry, as well as our own sales, to analyse what has recently sold or not sold, in the local area which may be comparable to your own property, from this we will be able to provide you with an accurate assessment of your home.
Once you are happy with our valuation
If you are happy with our valuation, we can arrange to re-visit the property to take high quality photographs, measurements of rooms and draw up an informative floor plans and discuss viewing access and times. Arranging for a ‘For Sale’ to be erected.
Eyecatching sales particulars
Eye catching sales particulars will be produced for your approval, our agency agreement will be sent confirming our terms of business to you for signature and we will require two forms of ID to comply with GDPR rules.
Energy Performance Certificate
A current Energy Performance Certificate will be required prior to marketing, which we can easily organise for you if required.
Attracting a buyer
The property will be set live with Rightmove, Zoopla and Primelocation along with our website, mailed through our computer linked offices. Viewings will be accompanied and feedback given.
Negotiate
Once an offer has been received and verified, we will report this to you, if acceptable we will then instruct solicitors and start the legal process, with regular sales progression checks throughout reporting back to you at all times.
Sold!
On the day of completion, we will hold keys and we will only release them when we have authority from your solicitor to confirm that completion has taken place.
